1. Research

A smart consumer is one who has independently done his or her own research into every aspect of a transaction. Never is this credo more applicable than in the field of real estate. You will be making a huge decision to list and sell your home,, and by taking some small proactive steps along the way you can ensure that you are working with true professionals who know and understand the landscape of the business. We of course urge you to hold us to the same standards that we propose and take our advice listed below regardless of whether you choose Island Starlight Realty to assist you with your home purchase.

- Is your real estate professional a licensed REALTOR(c)?

Only realtors associated and licensed by the National Association of Realtors and the Staten Island Board of Realtors are permitted to use the REALTOR(c) designation in Staten Island. REALTORS(c) are bound by a specific code of ethical conduct and are specifically trained to be the leading entities in the real estate communities of the United States. Broker/Owner Matthew Lenza, Esq. is a licensed REALTOR(c) and takes all ethical considerations dictated by the National Association of Realtors very seriously. You can search for a licensed local realtor on the Staten Island Board of Realtors website (SIBOR.com) and we urge you to verify each and every individual or entity who claims to be a REALTOR(c) by using this free search tool.

- Is your real estate professional licensed and operating as a corporate entity in New York?

It is important to research your real estate professional with the New York State Department of State. You can check the current license status of agents and brokers and can also potentially review the state website for license suspensions and/or revocations. You should also check the New York State Corporate Entity Database to ensure that your company is properly registered as a recognized business entity in New York State. Island Starlight Realty is licensed by the state and Broker/Owner Matthew Lenza, Esq. and all agents of Island Starlight are licensed professionals with active licenses.

- Is your real estate professional insured?

It is IMPERATIVE that your real estate professional is insured by a reputable Errors and Omissions Insurance Provider. This protects your assets and your interests in the event that a claim should ever arise against your real estate broker/owner. Dealing with a real estate professional who operates without E & O insurance seriously jeopardizes your financial situation. 2. Review

Throughout the course of the home selling process you will be constantly presented with documentation to be signed and reviewed. While a good real estate liason and attorney should explain to you the significance of every single document in a clear and easy to understand manner, you do need to take it upon yourself to read and understand all of the documentation provided throughout the course of the transaction. When a real estate contract is placed in front of you for execution, take a few minutes and carefullly read every clause in the document. While much of the language is considered to be "boilerplate" (industry standard text), specific reference is usually made to some very important issues such as fixtures, appliances, etc. Broker/Owner of Island Starlight Matthew Lenza, Esq. will gladly sit with you and answer any questions that you may have with respect to the language contained in any document throughout the course of the transaction. While Matthew will not represent you in the capacity of real estate attorney due to the inherent conflict of interest, he has experienced the process from the seat of the real estate attorney and is well versed in contract language and execution.

Self-Reviewing every document is VERY important at the closing, as the documents provided list the previously agreed upon terms of sale along with a littany of other clauses that you MUST fully understand before leaving the closing. Take it upon yourself to become an active participant in the review/revisions of any documentation throughout the process and you will enjoy the peace of mind that accompanies a prepared and educated approach to home selling.

 

 
 

3. Relax!

If you've done the necessary research and engaged in a sufficient "self-review" of all documents presented, you can sit back and relax knowing that you have become an active participant in the sale of your home. While real estate professionals in general and REALTORS(s) specifically are for the most part wonderful people who can help you fulfill every last dream that you may have with respect to the complex world of real estate, it is important for you to find a comfort level with your broker/agent. Once a mutually beneficial relationship based on trust and the understanding of your goals is established the real estate selling process can be extremely fun and exciting.
